Reigate is where we live, where our yard is, and where a good deal of our work still comes from a neighbour who watched us finish the last one.

Our address is 49 Vogan Close, RH2 8AT, a few minutes from the High Street. So when a Reigate job comes in, it is a local job for us in the truest sense of the word. We have been building since 1996, and much of what we take on in the town arrives by recommendation, from people who have walked past a scaffold on their own road and asked who was behind it. That matters more here than it might elsewhere. Reigate is a town where people tend to stay, extend and improve rather than move on, and a builder gets judged by the houses they leave behind.

The housing is a proper mix, which is part of what keeps the work interesting. Climb away from the town centre towards Reigate Hill and you find substantial Victorian and Edwardian villas: generous rooms, high ceilings, solid brick walls with no cavity, and a great deal of original joinery worth saving rather than skipping. Around Doods Road, Doods Park and Wray Common there are Edwardian and inter war houses on wide plots, many of them close to ideal for a rear or wraparound extension. Head out to Woodhatch and South Park and the stock turns to 1930s semis and post war family housing, where a loft conversion or a side return usually gives the biggest gain for the money. In the older part of town, along the High Street and the lanes near Reigate Priory, there are period cottages and protected frontages that need a far gentler hand.

Reigate and Banstead Borough Council is the planning authority, and a good part of the town centre and the streets around it fall inside conservation areas. That changes the job. Materials get looked at closely, window styles matter, permitted development rights are often reduced or removed altogether, and work that would be waved through on a modern estate needs a full application here. We would far rather find that out on the first visit than three weeks into a design, so we check the constraints on your address before anyone starts drawing. If a listed building, an article 4 direction or a protected tree is in play, we say so early and plan around it.

The other half of building in Reigate is the practical side, and it is the half most people forget to ask about. Plenty of the older roads have narrow frontages, parking along both sides and a side alley that a wide dumper will never fit down, so muck away and deliveries have to be thought through rather than assumed. Homes towards Reigate Heath and out on the green belt fringe often sit on clay, which affects foundation depth, and mature trees nearby can push it deeper still. We survey all of that up front, agree how the site will run with you and, where it helps, with your neighbours, and we sweep the road outside your house at the end of every day.

We work alongside architects, designers and structural engineers rather than employing them, so you get people who are genuinely good at their part of it, and we manage the whole thing so you are not chasing three firms who have never met. Do I need planning permission for an extension in Reigate?
It depends on the house and where it sits. Many single storey rear extensions fall under permitted development, which is quicker and cheaper, but those rights are often restricted in the conservation areas around the town centre, and they do not apply to flats or to some converted properties. Reigate and Banstead Borough Council is the planning authority for the whole of RH2. We check the constraints on your address before anyone draws anything, tell you honestly which route applies, and handle the application either way.
Our house is in a Reigate conservation area. Can you still work on it?
Yes, and a good share of our Reigate work sits in exactly that position. It means the design is led by what the street will accept. Materials, window styles, roof detailing and anything visible from the road get looked at closely, and permitted development rights may be reduced or removed. We work alongside your architect or designer to put forward a scheme the council will support, then build it in matching brick, mortar and detail so the finished job reads as part of the original house.
Where will your team park, and how will materials get in?
It is one of the first things we sort out, because plenty of Reigate roads are narrow with parking along both sides. We book deliveries for quieter parts of the day, keep skip and grab lorry visits to a minimum, and use the driveway or side access wherever there is room. If a permit or a short road closure is needed we arrange it. We also introduce ourselves to your immediate neighbours before we start, which saves a great deal of bother later on.
How long will the work take?
A kitchen or bathroom refit is usually a matter of weeks. A single storey extension tends to run from around two to four months on site, a loft conversion something similar, and a full house refurbishment or a new build considerably longer. Planning and building control add time before anyone lifts a shovel. We give you a realistic programme in writing before we begin, and we keep you updated as the job moves so you always know what is happening next.
Do you handle building control?
Yes. Whether you go through Reigate and Banstead building control or an approved inspector, we book the inspections, meet the inspector on site at each stage and keep the paperwork together. Foundation depths, structural calculations, insulation, fire safety and drainage all get signed off as the build goes along. You are handed the completed certificates at the end, which matters a great deal when you come to sell or remortgage.
Do you cover the villages around Reigate?
We do. Woodhatch, South Park, Sidlow, Meath Green, Leigh, Betchworth, Buckland and Brockham are all a short run from our base, and we work across Redhill, Merstham, Nutfield and the wider borough as well.
